Community Bylaws

Renaissance at Montrose skyline

The following bylaws govern the Renaissance at Montrose community and are designed to maintain the quality of life and property values for all residents. These bylaws are binding for all property owners and residents within our community.


Article I: General Provisions

Section 1.1: Purpose

These bylaws establish the rules and regulations for the Renaissance at Montrose community, ensuring harmonious living and maintaining property values through consistent enforcement of community standards.

Section 1.2: Applicability

These bylaws apply to all property owners, residents, tenants, and visitors within the Renaissance at Montrose community boundaries.


Article II: Property Maintenance

Section 2.1: Exterior Appearance

All properties must maintain a clean, well-maintained exterior appearance. This includes:

  • Regular lawn maintenance and landscaping
  • Clean and maintained driveways and walkways
  • Proper storage of outdoor items and equipment
  • Regular exterior painting and maintenance

Section 2.2: Architectural Guidelines

Any exterior modifications, additions, or changes must receive prior approval from the HOA board or architectural committee. This includes:

  • Exterior paint colors
  • Fence installations or modifications
  • Outdoor structures (sheds, pergolas, etc.)
  • Landscaping changes

Article III: Community Amenities

Section 3.1: Pool and Fitness Center

Community amenities are available to all residents and their guests. Users must:

  • Follow posted rules and safety guidelines
  • Respect quiet hours and community standards
  • Clean up after use
  • Report maintenance issues promptly

Section 3.2: Guest Policy

Residents may bring guests to community amenities. Guests must be accompanied by residents and are subject to the same rules and regulations.


Article IV: Noise and Conduct

Section 4.1: Quiet Hours

Quiet hours are in effect from 10:00 PM to 7:00 AM daily. During these hours, residents should:

  • Keep outdoor activities to a minimum
  • Reduce volume on audio equipment
  • Avoid loud gatherings or parties
  • Be considerate of neighbors

Section 4.2: General Conduct

All residents and visitors must conduct themselves in a manner that respects the rights and comfort of others. Prohibited activities include:

  • Excessive noise or disturbances
  • Unsafe or reckless behavior
  • Damage to community property
  • Violation of local laws or ordinances

Article V: Parking and Vehicles

Section 5.1: Parking Regulations

Parking is restricted to designated areas. Residents must:

  • Park only in assigned or designated spaces
  • Not block driveways or emergency access
  • Keep vehicles in good repair and appearance
  • Follow posted parking restrictions

Section 5.2: Vehicle Maintenance

Vehicles must be in good working condition and appearance. Prohibited vehicles include:

  • Non-operational or abandoned vehicles
  • Commercial vehicles (except for service purposes)
  • Vehicles with expired registration or inspection

Article VI: Enforcement and Violations

Section 6.1: Violation Process

The HOA board will enforce these bylaws through the following process:

  1. Written notice of violation
  2. Opportunity to correct the violation
  3. Follow-up inspection
  4. Fines or other enforcement actions if necessary

Section 6.2: Appeals Process

Residents may appeal enforcement actions by submitting a written request to the HOA board within 30 days of the action.


Article VII: Amendments

These bylaws may be amended by a majority vote of the HOA board, with proper notice to all residents. Major changes may require a vote of the membership.
